Mika Kleinschmidt is the possessor of Dirt 2 Design , a Tampa Bay - free-base home design firm that custom-make redevelopment and build projects to equalize client ’ individual need . Along with her developer husband Brian , Mika host HGTV’s100 Day Dream Home , which is currently on its 4th season . The pair also won the second season ofRock The Blockin 2021 , and most recently , star on the web’sBarbie Dreamhouse Challenge .

Functionality is so important because you ’re pay per square human foot . You do n’t want ravage space that ’s not blend to get used . You do n’t need something that ’s not gon na work for your family . You also have to think out front , not just about what ’s useable now , but 10 years from now , will this be something that works ?
Prioritize Natural Light and Be Selective About Fixtures
you could really make a statement with some really coolheaded lighting in a household . And they ’ve come so far as far as like what ’s usable so it can get a piffling overwhelming . Normally , I would say that pattern decision happens at least at the halfway point ’cause it ’s nice to be able to go in the space when the dry wall is go up , so you could in reality take the air in the room and you could see how much lifelike light ’s already coming in there . You see spatially how big of light fixtures you need to order .
Don’t Forget About the Front Yard
countenance ’s just say , if you were selling this house afterward down the road , curb appeal is the first affair that ’s going to entice somebody to even want to look inwardly . So that ’s the first mental picture of the home base , and you have to budget for it . Because , you know , landscaping cost money .
Aesthetics Aren’t Everything When It Comes to Materials
You got to call up about the foot traffic and the wear and binge that ’s going to take place , like how are you using the space ? And like , “ Over sentence , am I gon na have to be supersede these floor , because my dogs ripped up this beautiful hardwood flooring ? ” … Yes , pick the excogitation that ’s beautiful to you . But also keep in judgment longevity , and what case of material and the criminal maintenance of the material as well .
Location Is Everything—Until It Isn’t
From a realtor ’s view , I do feel like localisation is the most significant . There are certain times , though , where clients will literally kind of become blindsided to maybe one little area just because it ’s like , “ Oh , the schoolhouse here are the dependable or this is the closest to my office . ” Well , one affair you have to think is school zones change , the grades of certain school . It might be a expectant schooling now . That could change and your job could change . So if you just let that be the independent deciding agent and you do n’t keep an open idea to other opportunities that might make sense as well … you may overleap out on a great chance .
Start With What Makes You Feel Good
purchasing and designing are emotional decisions . And so I feel like the great starting point is just scoping out and doing some research online . There is nothing wrong with putting together a modality board , but maybe just look at some photos . And you will find that there ’s certain coloring palettes , there ’s sure thing that will just give you a feeling and you ’ll be like , “ Okay , wait a minute , I kind of like this . ”
Take Advantage of Rarely Used Rooms
Guest rooms are great . When you really think about it , for most hoi polloi , at least for us , we might expend that room like , peradventure one week out of the year . So to have that whole distance being fate , that ’s not really operable 51 weeks out of the year , why do n’t you make it a flex outer space ? … If you need to change it into a guest room , it can be , but the rest of the time we utilize it every day for our own day - to - Clarence Day activity . So I think flex space are great if you could do multi - purpose and , and kind of use them for more than one matter .
